Was looking for an apartment for rent in Dwarka for my sister and brother-in-law earlier this month. We were looking for a bigger apartment with 4 bedrooms (or 4 BHK as they are called). Some of the findings were interesting.
1.The rents for such large apartments in Dwarka range between INR 18-30,000 per month. Goldcroft Apartment complex seems to be a very good option as it is bang in the main market of Sector 6. Most of the offices are nearby and the Metro station is also walking distance (a huge plus)
2.The reasonable price, however, for any apartment of that size should be between INR 20k to 25k all inclusive (the maintenance fee from the complex).
3.The prices of such apartments if you want to buy are now anywhere between INR 1.2 to 2 crores. The prices have risen in the last 3 months and are rising further.
4.NOIDA, I understand is cheaper – where it is still possible to get an independent house within INR 1 crore. That place, however, is losing popularity due to its location in Uttar Pradesh (and the lousy Governments prevailing there – now, Mayawati!).
5.Given were things are, it might be useful to invest some money in Dwarka or nearby if one can get a really good deal.
We did finalize our apartment and some of the considerations that went in were:
– Occupancy of the complex
– Rent vs Area
– How close is it to the offices, market and Metro
– How close to the bus route of kid’s School Bus
– Hassle of moving and the familiarity factor with the people around
– Support Network and Friends of kids and parents
